These Terms of Service (“Terms”) govern your use of the OfficialHosts website, software, services, applications, and related features (collectively, the “Platform”). By creating an account or using the Platform, you agree to these Terms.
If you do not agree, do not use the Platform.
1. About OfficialHosts
OfficialHosts is a Software-as-a-Service (SaaS) platform that enables vacation rental owners and property managers to build professional direct-booking websites and manage reservations.
OfficialHosts provides software tools including:
- Website Builder
- Direct Booking Engine
- Calendar Synchronization
- Payment Integrations
- AI Website Builder
- AI Content Assistant
- SEO Tools
- Marketing Tools
- Guest Portal
- Messaging
- Analytics
- Custom Domains
OfficialHosts is NOT
- A travel agency
- A vacation rental marketplace
- A property manager
- A real estate broker
- A booking agent
- A party to rental agreements
Rental agreements exist solely between the Host and Guest.
2. Eligibility
You must:
- Be at least 18 years old
- Have authority to manage the property
- Have authority to accept these Terms
- Comply with all applicable laws
3. Account Registration
You agree to:
- Provide accurate information
- Maintain current contact information
- Keep login credentials secure
- Notify OfficialHosts of unauthorized access
You are responsible for activity occurring under your account.
4. Subscription
Current pricing:
One-Time Setup Fee
$99.00
Monthly Subscription
$49.00 per property
Subscriptions renew automatically until cancelled.
You may cancel at any time.
5. No Booking Commissions
OfficialHosts never charges booking commissions.
You keep 100% of the payments collected from your guests.
Only your payment processor may deduct applicable processing fees.
6. Payments
Guests pay Hosts directly.
OfficialHosts does not:
- Hold guest funds
- Receive booking revenue
- Delay payouts
- Control payment timing
Payments may be processed using:
- Stripe
- PayPal
- Apple Pay
- Google Pay
- Link
- ACH
- Other supported payment methods
Payment processing is governed by the payment provider’s own terms.
7. Your Website
Each property receives its own professional booking website.
Features may include:
- Custom Domain
- Mobile-Friendly Design
- Booking Engine
- Calendar
- Secure Payments
- Coupons
- Discounts
- Guest Messaging
- AI Content
- Analytics
8. Imported Listings
OfficialHosts may allow you to import listing information from supported platforms.
You represent that you own or have permission to use imported:
- Photos
- Descriptions
- Logos
- Videos
- Property information
OfficialHosts does not verify ownership.
9. AI Features
OfficialHosts offers AI-powered tools.
AI may assist with:
- Website creation
- Property descriptions
- SEO
- Marketing
- Guest communication
- Pricing suggestions
- Content writing
You remain responsible for reviewing all AI-generated content before publication.
10. Search Engine Optimization
OfficialHosts provides SEO tools that may include:
- Meta Tags
- XML Sitemaps
- Structured Data
- Open Graph
- Search Engine Index Controls
OfficialHosts does not guarantee:
- Google rankings
- Bing rankings
- Search traffic
- Bookings
- Revenue
11. Host Responsibilities
Hosts are solely responsible for:
- Property accuracy
- Pricing
- Taxes
- Rental agreements
- Refunds
- House rules
- Guest communication
- Insurance
- Licenses
- Local legal compliance
12. Guest Relationships
Hosts own their guest relationships.
OfficialHosts does not claim ownership of guest relationships.
Guests book directly with Hosts.
13. Worldwide Platform
OfficialHosts may be used worldwide.
Hosts are responsible for complying with local laws including:
- Short-term rental regulations
- Licensing
- Occupancy taxes
- VAT
- GST
- Consumer protection laws
- Privacy laws
14. Third-Party Integrations
OfficialHosts may integrate with:
- Airbnb
- Vrbo
- Booking.com
- Google Calendar
- Stripe
- PayPal
- Google Maps
- Microsoft Bing
- Other third-party providers
OfficialHosts is not responsible for outages, API changes, or interruptions caused by third-party services.
15. Acceptable Use
You may not use OfficialHosts to:
- Commit fraud
- Conduct illegal rentals
- Spam
- Upload malware
- Infringe copyrights
- Misrepresent properties
- Violate laws
- Harass users
Accounts violating these Terms may be suspended or terminated.
16. Intellectual Property
OfficialHosts owns:
- Software
- Source Code
- Templates
- APIs
- AI Systems
- Logos
- Trademarks
- Website Designs
Hosts retain ownership of:
- Property photos
- Logos
- Property descriptions created by the Host
- Guest information, subject to applicable law and our Privacy Policy
17. Availability
OfficialHosts strives for reliable service but does not guarantee uninterrupted availability.
Maintenance, upgrades, and unforeseen outages may occur.
18. Taxes
Hosts are responsible for determining, collecting, reporting, and paying all applicable taxes, including lodging, occupancy, tourism, VAT, GST, sales, or similar taxes.
19. Limitation of Liability
To the fullest extent permitted by law, OfficialHosts shall not be liable for indirect, incidental, special, consequential, or punitive damages, including loss of profits, data, goodwill, or business opportunities.
OfficialHosts’ maximum liability shall not exceed the subscription fees paid by you during the twelve (12) months preceding the claim.
20. Indemnification
You agree to defend, indemnify, and hold harmless OfficialHosts and its affiliates from claims arising from:
- Your listings
- Your rental business
- Violations of these Terms
- Violations of applicable law
- Infringement of third-party rights
21. Suspension
OfficialHosts may suspend or terminate accounts for:
- Fraud
- Illegal activity
- Abuse of the Platform
- Security risks
- Non-payment
- Violations of these Terms
22. Changes
OfficialHosts may update these Terms from time to time.
Continued use of the Platform after updates constitutes acceptance of the revised Terms.
23. Governing Law
These Terms shall be governed by the laws designated in OfficialHosts’ governing legal documents, unless otherwise required by applicable law.
